A check of one developer for your purchase
The cards on this site are read on a schedule from free public sources. A check for a purchase is different in three ways: it is made on the date you are about to pay, it covers the one project you are buying, and it tells you which documents a buyer with a real transaction should order — and from where — before paying. It changes nothing on any card. We order no document in your name and log into no register on your behalf: a paid extract or a login leaves a record of who asked about which company, and that record should be yours, not ours.
What it contains
- The selling company on the date: status, first entry, registered and paid-up capital, insolvency and liquidation entries, the people and companies on the deed as counts.
- The project: the building permit and its employer in the Sofia register, the commissioning certificate if issued, and whether the employer is the company you are contracting with.
- The seller's own pages read against what they publish: the registration number, the permit, the delay penalty, the price list, the parent company, and any statement of payment protection.
- Every finding with its source, date and document hash, in English and Bulgarian.
The documents you order yourself
The check lists, for your project, the documents that are issued only to a party with a legitimate interest or against a fee — the full extract of the Commercial Register, the cadastral sketch and the property's ownership record, the permit file at the district — with where each is issued, what it costs, how long it takes, and what to compare in it against the contract you are offered. You order them in your own name; nothing from them is added to this site.
What it is not
Not legal, investment or financial advice, and not an opinion about a company or the people behind it. It reports what the free registers and the seller's pages state on the date, and names the documents to obtain. Where a free source cannot be read, the check says so and says why.

No payment from a rated company is accepted in any form, and a check bought by a buyer changes nothing on a public card.
Advertising by services that sell to buyers — lawyers, notaries, escrow agents, surveyors, mortgage brokers — may appear on this page and on the check page, labelled as advertising. It never appears on a rating page, on the index or on a card, and it is never sold to a company this site rates.
