How to check a developer yourself

Everything a card on this site shows was read from sources a buyer can open too. This page lists them in the order a check runs, with what each one answers and what it does not. It is not advice; it is the route.

1. Who is selling

On the seller’s site, find the legal entity and its registration number (ЕИК) — usually on the legal page, the general terms or the draft contract. A brand is not a company; the contract is signed with a company. No number published is itself a finding: the card scores it as not published.

2. The Commercial Register

The Registry Agency’s Commercial Register (portal.registryagency.bg) is free and needs no account. Search by the number: the status (active, in liquidation, in insolvency), the year of first entry, the registered and the paid-up capital, and the people and companies on the deed. Search by the name only when no number is published, and accept a match only when the seat agrees with what the seller publishes.

3. The Sofia municipal registers

The Sofia Municipality architecture directorate (НАГ) publishes building permits and commissioning certificates. A permit is searched by its number or by the employer’s name; a certificate by the building’s address. The employer on the permit says who built the building — often a project company, not the brand; the card links such companies only when the register links them by shared officers or a shareholder.

4. What the seller publishes before you pay

Payment protection with a named institution or a statutory scheme; the building permit’s number and the land title; the contractual delivery date with a penalty for delay; a price list and a payment schedule; a list of finished buildings with addresses and years; the group behind the brand. Each is a line on the card. Where a card says not published, the pages were read on the stated date and did not carry it.

5. What a card does not tell you

Nothing about construction quality, the people behind a company, or what will happen. A low score means little could be confirmed, not that a developer is bad; not found is never a negative finding. Every value carries its source and date and can be challenged.
